Silicon Valley R&D Market Overview Q4 2014

The Silicon Valley R&D market had one of the best quarters in years as the area continues to experience strong demand. As a result of some big leases the area experienced a positive net absorption of 1.76 million square feet of space which was the highest total of the last 15 quarters.

As a result of tightening supply, average asking rates rose for the 16th consecutive quarter and now stand at $1.81 NNN. As far as individual submarkets, Fremont accounted for 25% of overall net absorption with multiple deals over 50,000 square feet

While sales volume for standard warehouse space was low in Q4 sales volume for research and development space totaled 13 million square feet for the entire year.
