In order to accomplish this goal, our agents leverage market conditions and build a compelling business case for your tenancy in exchange for concessions.

What Commercial Services Do You Provide?

Companies looking to lease new space:

  • Comprehensive needs analysis – We look at how much space you have now and what you will need in the future. Going beyond just total square feet we look at location, # of docks, power, yard size and other factors
  • Detailed property search – Using the factors identified in the needs analysis we perform a detailed search of every warehouse / industrial property in the Bay Area and put together a list of potential sites
  • Touring / site selection – We then schedule tours for each property and prepare comprehensive reports to help clients compare each site. Once properties have been toured (this often involves multiple visits to sites) we help you develop a shortlist of potential sites and begin the negotiating phase
  • Lease negotiation – We begin negotiating terms and if multiple properties are selected, we make landlords compete for your business and thus earning concessions as they try to present the best possible offer

Companies looking to renew / renegotiate an existing lease:
If your coming up on renewal we look at current market conditions compared to the terms your landlord has proposed and if they are unfavorable we work to develop a business case to keep you as a tenant. It is more cost effective for landlords to keep an existing tenant than to find a new one but they also know there are costs involved in moving operations even if it is just across the street.
